How Saga operates — the policies governing memberships, listings, and the management relationship.
Saga's role
Saga is a marketplace. Community associations and independent community managers each hold their own account, and Saga connects them.
Saga is not a management company and is not a party to the management agreement. The management fee is negotiated directly between the association and the manager, and the manager receives it in full — Saga takes no commission, margin, or referral fee on that relationship.
Membership and billing
Every account starts on the Free tier. Free accounts can create a profile, appear on the associations map with limited detail, and access an introductory set of training material.
Gold membership costs $10 per month, billed as a recurring subscription with no free trial period. Gold is what allows a manager to apply to an open position, and it unlocks the full training library, certifications, and priority support.
A subscription can be cancelled at any time. Access continues to the end of the period already paid for, after which the account reverts to Free rather than being closed.
Document requirements
Both sides of the marketplace complete a document pack before they are treated as verified. The packs differ because the two roles are being verified for different things — a manager's identity and payment details, an association's governing authority.

Documents are stored in a private folder scoped to the account that uploaded them. They are used for verification and are not shared with other members of the marketplace.
Approval and listing
A manager appears in the public manager directory only once their documents have been reviewed and approved. Until then the account works, but it is not listed and cannot be found by boards.
Positions are authored by associations. A board creates a position and publishes it; published, unclosed positions are what appear on the open-positions board. Archived and unpublished positions are not visible to managers.
Privacy and visibility
Members control whether they appear in public listings, and those settings are enforced on every directory read:
Visibility controls
- Incognito — a manager stays off the public manager directory while keeping full access to the marketplace.
- Private — an association is hidden from the public communities directory and the associations map.
- Closed — a closed account is removed from every directory and the rest of Saga becomes unavailable to it.
Personal contact details and uploaded documents are never published to the directories. Directory listings show professional profile information only.
Accounts and conduct
Accounts are for the individual or association that registered them and should not be shared. Members are responsible for keeping their profile, contact details, and documents accurate — boards and managers rely on that information when deciding who to work with.
Saga may suspend or close an account that misrepresents its identity or credentials, or that uses the marketplace to solicit outside the terms it was granted access under. A closed account retains its data; closure removes access, it does not delete records.
